I looked at a 4k there about 3 years ago, and had the same feeling.

I noticed that the A/C compresser was "damp" and that the drivers front
outside CV boot was ripped.

I agree.  I wouldn't pay $10.9K for it, but if I can get them to fix the
CV and any other little thing, and everything else seems OK, who knows. 
It is a rare breed, and I really want one.  A bad combination.  :)
