Quietly looking for A4/A6 avant-questions

We went to have another look at the '93 100CSQ Avant last night, the one
with 147,000 miles on it.
The wife loved the look of it and says we should go for it if a good deal
can be done.
It has some oil leakage from the rocker cover gaskets and probably the
valley pan gasket and I suspect it burns a drop as well but I have seen no
smoke at all. The rattling cats have been gutted, a few small electrical
problems that I am comfortable with and some bubbling up of the paint right
below the rear hatch glass. There is a lip there that looks like an ideal
rust spot !
The good stuff is one owner to 133,000 with full service history, in good
shape outside and just about factory new condition inside, new Toyo tyres
all round.
So our dilemma is this, should we go with this one for about $6000 or double
the money and keep on looking for a '97 or so up to about 100,000 miles
?????
I would also like to hear about the difficulty and time involved in changing
the cam belt/ pump and relevant rollers and the leaking gaskets. Also can
oil burning be fixed with just valve stem oil seals or is it a ring job?
Thanks in advance,
