    You have to lube the door hinges. If you look at their placement, they
are actually on the weather side of the door seal - rain, snow, etc. can get
at them. They should be lubed at least twice a year with a good
moisture-displacing, water resistant lube.
    Rusty lube coming from the hinge indicates internal corrosion in the
hinge.
